Garage Door Opener Repair & Replacement
From sensor misalignment and travel limit adjustments to full motor replacement — we diagnose opener problems accurately and fix them right. Because openers interact with springs, cables, and balance systems, we treat every repair as a system evaluation.
Common Opener Repairs
Most opener problems have straight-forward causes. Our technicians diagnose the root issue - not just the surface symptom.
Safety Sensor Misalignment
Sensors must make direct line-of-sight contact. Even minor bumps from foot traffic, cleaning, or garage activity can knock them slightly off. We realign and secure both sensors and verify the safety reversal cycle.
Travel Limit Adjustment
If the door reverses before touching the ground or strains to fully close, the travel limits or force settings need adjustment. Incorrect limits can cause excessive wear on the motor and drive system.
Drive System Service
Chain-drive openers need periodic lubrication and tension adjustment to prevent noisy operation and premature wear. Belt-drive systems should be inspected for fraying or slack.
Remote & Keypad Programming
Lost sync between remotes or keypads and the motor unit is common after power outages or battery replacement cycles. We re-pair all access devices during the service call.
Circuit Board Replacement
Logic board failures are common on openers 10+ years old, especially after power surges. Board replacement is often possible without replacing the full motor unit.
Full Motor Unit Replacement
When repair cost approaches replacement cost - or safety features are outdated - a new opener is the smarter investment. We recommend openers with battery backup, myQ connectivity, and Auto-Force technology.
When It's Time for a New Opener
Openers typically last 10–15 years. If your unit is approaching or past that range, repair costs may not be the best investment. Newer openers offer significant safety and convenience improvements that older units cannot match.
- ✓Door opener is 10–15+ years old
- ✓Circuit board has failed
- ✓No safety auto-reverse function
- ✓No battery backup capability
- ✓Repair cost exceeds 60% of replacement
- ✓Rolling code security is not supported
Garage Door Safety Sensors
Since 1993, federal law requires all garage door openers sold in the U.S. to include automatic reversal systems and photoelectric safety sensors. The sensors create an invisible beam across the bottom of the door opening. If anything breaks that beam while the door is closing, the door reverses immediately. This system exists to prevent entrapment injuries - especially to children and pets.
Basic Troubleshooting You Can Try
- ✓Check for solid green indicator light (receiving eye)
- ✓Check for solid yellow light (transmitting eye)
- ✓Remove any leaves, dust, or debris from sensor lenses
- ✓Verify neither sensor has been bumped out of alignment
- ✓Check that LED lights in the area are not causing interference
Call a Professional When
- ✓Lights are off, blinking, or wrong color after cleaning
- ✓Sensor mounting brackets are bent or broken
- ✓The door reverses randomly with nothing in the path
- ✓Wiring appears frayed or has been damaged
- ✓Sensors have been impacted or flooded
Safe Homeowner Tasks
- ?Replace remote or keypad batteries
- ?Clear debris from the sensor path
- ?Reset the opener after a power outage (via wall button)
- ?Reprogram remotes using the Learn button sequence
Beyond these tasks - wiring, motor adjustments, board replacement, mounting hardware, or anything that requires opening the motor housing — should be handled by a trained technician. Opener repairs involve electrical components and high-tension systems.
